What Makes Ranjit Avenue Different

Ranjit Avenue was planned as a wide-road, low-density residential district and has stayed that way. Its advantage is not a single amenity but accumulated maturity: grown trees, established schools, established clinics, a district shopping complex, and neighbours who have lived there for decades. Nothing on the outskirts can manufacture that within a decade.

The cost of that maturity is scarcity. Very little developable land remains inside the avenue, so new organised supply is rare and priced accordingly.

Airport Road: Newer Stock, Longer Commute

The Airport Road corridor offers newer buildings, larger floor plates and easier access to the airport. It suits frequent flyers and buyers who want contemporary construction. The trade-off is a longer trip into the old city for business, and social infrastructure that is still filling in — several schools and hospitals are planned rather than operating.

Green Avenue And The Bypass

Green Avenue is comparable to Ranjit Avenue in character but with a slightly different school catchment and smaller commercial base. Bypass-adjacent pockets are the value play: entry prices are lower, but noise, freight traffic and inconsistent street infrastructure make them harder to resell to family buyers.

How To Weigh It For Your Own Purchase

If you are an end user with school-going children or an in-city business, proximity compounds daily and Ranjit Avenue usually wins despite the premium. If you are buying purely for capital appreciation over eight to ten years, an emerging corridor can outperform, provided you can hold through a thinner resale market.

For NRI buyers the calculus is different again: a managed, gated address in a central avenue is far easier to lock, leave and let than a standalone house on the periphery.
